Loft Conversion Types

A loft conversion (also known as attic conversion) is the process of transforming an empty loft or attic space into a functional or comfortable place to live in. Like a bedroom, office space, gym, storage space or bathroom en-suite. However, the end result is largely down to the style of house and the pitch of the roof.

Dormer Loft Conversion

A dormer loft conversion is a vertical space that projects out of your sloping roof, can be sectioned or full width. Adding head room and a vertical window to your attic.

Velux Loft Conversion

A Velux loft conversion doesn’t change the shape of your roof but affixes windows into the sloping roof to bring in natural light and to make the room liveable.

Hip-to-Gable Loft Conversion

A hip to gable loft conversion changes the shape of your roof by increasing the length of it’s spine and converting one or two slopes into vertical walls.

L Shaped Loft Conversion

An L-shaped loft conversion is used to create very large spaces by creating a dormer on the main roof and joining it to a dormer on top of the rear roof.

8 benefits to dEVELOPING a loft sPACE

We regularly chat to people that look into converting their attic space for one big reason. They are solving a problem and are wondering if  a converted loft is the answer. So much so that they forget about all the other benefits opening out your roof space can give you. Here’s a few to get you started.

Property experts agree that it is one of the best ways to invest in your home. Housing Market Research revealed that your property’s value could increase by as much as 20%. Nationwide also reported that loft conversions have the potential to increase the cost of the average house to about £37,000. So, it is a valuable investment that will benefit you if ever you decide to sell it in the future.

The cost of moving house tends to get higher every year along with the stamp duty, solicitor fees and property costs. Not to mention the stress of finding a new job at a place that is nearer to your new home, settling your children into a new school and the packing traumas. Converting your loft for more space is way more cost-effective than moving and less stressful.

A well-planned loft conversion does not only give you a spare room; you can also gain additional storage space underneath your loft stairs. And it can also decrease the strain of the restrooms in your home. It also means that you can also utilise the dead space in your home to your advantage without compromising the property’s valuable space outside.

Those living in the cities can only see housing estates, offices and roads, which is somewhat unpleasing and unappealing. However, loft conversions often utilise large windows on the roof. Thus, it is ideal for stargazing on a clear evening. It will allow you to survey your local area from a new perspective with a more spectacular view of nature. So if you’re a city-liver like our Cardiff Neighbours, the opportunity to star-gaze on a clear night could be yours.

Loft conversions with Velux windows or dormers allow a maximum of natural light to enter the room, thanks to the height, positioning and angles of the window. Thus, you can utilise natural lighting throughout the day.

There are no limits in making use of your newly renovated space. The most common use of a converted loft is an extra bedroom with an additional ensuite, but you can create multiple rooms with various functions. You can make use of it as a playroom for your kids with storage spaces, a gym, or even an office space.

Most loft conversions do not require planning permission, unlike extensions. They are classified as permitted developments unless they need a complete renovation in the appearance of your home. It can also save you time and money as submission of a planning permission application associates a fee. And you cannot guarantee that your application will be accepted.

There is a variety of design that will complement your home. The three common types of loft conversion are Dormer, Velux and Hip-to-Gable loft conversion. Each of these conversions can be tailored to meet your needs and the requirements.

General Loft Conversion Questions

There are four fundamental types of loft conversion and they vary in complexity and in cost as noted above. Your home can be subject to a site survey where your extra space can be examined by a train team of loft conversion specialists. Once the team have examined the unused loft space they can put forward their loft conversion ideas, depending on the structure, shape and the  square footage of your home.

Loft conversions provide one of the best returns on investment you can get when it comes to extending, with experts suggesting they add up to 20% to your home (more on this below). To make it worth it, the cost of loft conversion shouldn’t be greater than the added value to your property, so do the maths and be sure to check out the ceiling price for properties in your area to avoid disappointment before you start.

The lowest price is likely to range from £10,000 to £15,000 but it can be more depending on your needs.

A dormer installation is a simple option and a popular choice because they are inexpensive. However, if someone opts to have a Hip to Gable extension then the cost could be higher. When the time comes for you to think about your loft conversion and the price, you should consider the following factors:

Heating and insulation –Your loft will now become an integral part of your living space, it will mean that you will need to think about the installation of radiators, heating as well as insulation.

Windows – Will you want the space to be light and airy? If so, how many windows will you require? The more windows you choose, the more expensive the project will be.

Plumbing Work – If you decide to turn your loft into a bathroom or your choose to install an en-suite, you will need to consider the installation of bathroom furniture including all plumbing work.

Access – While it is a great idea converting the loft, you will need to consider access. That means identifying what kind of staircase you need and where it will be placed.

In order to complete a loft conversion the underside of your roof apex should measure at least 2.1 metres tall.
